As part of the support for its development, acquisition, and disposition services, the GenCap Group provides asset management services for its clients. The firm typically oversees the third-party property management and leasing firms that are engaged to run the onsite operations for its projects. However, the GenCap Group is thoroughly involved with a property’s operations – such as appealing tax assessments, approving leases, preparing property budgets or creating various ways to optimize revenue.

Development Services

The GenCap Group seeks out real estate development opportunities to meet its clients’ investment criteria. The firm’s development experience includes primarily Class A+ multifamily projects, Class A office and industrial properties.

For architectural, engineering, and construction services, the firm organizes an experienced team having working knowledge of local building codes and requirements and a strong track record in working with city staff. Construction contracts are typically negotiated based upon a guaranteed maximum price (GMAX). Construction and engineering services are typically bid out.

Acquisitions & Dispositions Services

The GenCap Group provides acquisition services – either core or opportunistic properties as applicable – to achieve our clients’ investment needs. Selected core assets typically include Class A assets in well-located areas of major markets throughout the United States. For those clients who are seeking greater returns and are more risk tolerant, opportunistic properties and workout opportunities are located on their behalf.
